Wood, cedar and stain rather than paint
Black Forest carries far more natural wood siding, cedar and log than the subdivisions down the hill, and wood in a forest setting is a different maintenance problem from lap siding on a suburban street. Transparent and semi-transparent stains weather rather than peel, which means they want re-coating on a shorter cycle but without the scraping a failed paint film demands. Whether a wood exterior should be re-stained or switched to a solid coating is a real decision with consequences in both directions, and it is worth making deliberately rather than by default.
The 2013 fire, and what got rebuilt
The Black Forest Fire in June 2013 destroyed around 490 homes and remains one of the most destructive in Colorado's history. A substantial part of the housing stock here is therefore post-2013 - newer substrates, newer coatings and, in many cases, deliberately fire-resistant cladding chosen during the rebuild. That matters at quoting time, because a 2015 fibre-cement exterior and a 1980s cedar one on the same road need completely different preparation.
Shade, pitch and pine
Heavy ponderosa cover keeps north and east elevations damp and shaded, which grows mildew and algae that have to be washed off before anything is coated. Pine sap and needle litter add to it. Meanwhile the open south and west sides still take the full high-altitude UV. The other Black Forest reality is access: large lots, long drives, steep pitches and outbuildings, all of which belong in a quote rather than being discovered on day one.

Should my cedar siding be stained or painted?
It depends on what is on it now and what you want from it. Stain weathers back gradually and re-coats without heavy scraping; a solid coating covers more and lasts longer on a sun-facing wall but has to be maintained as a film. Going from stain to paint is straightforward; coming back the other way is not, so it is worth deciding deliberately.
Do you work on outbuildings, barns and fencing?
Yes - they are common out here and they belong in the same quote as the house. Tell us what is on the property when we come out and it gets measured with everything else.
My house was rebuilt after the fire. Does that change anything?
Usually for the better. Post-2013 rebuilds tend to carry newer, more stable substrates and often fire-resistant cladding, which changes the preparation and the coating specification compared with an older cedar exterior. It is one of the first things we look at.
